How It Works: 4 Step Process
1. Acquire
When we present the deal, it has already been analyzed, prepared and perfected. We will have the vetted and planned financial model, presented in a transparent, easy-to-understand format. You will see the complete business plan from day one.
2. Rehab
Most properties will need some rehab work. We love this part of the project. It boosts returns, but more importantly, improves the quality of life for the tenants living on the property. We will be transparent with all investors and partners about the rehab plan prior to acquiring the property.
3. Stabilize
Immediately after acquiring the asset, we work to get the property stabilized with screened, high-quality tenants, and increase rents to current market value for the area. With proper management, the property can perform at peak potential.
4. Exit
When the market conditions are ideal, or once the property is fully stabilized, we sell the property and exit the project, usually 5-7 years after acquisition. The goal is to provide a healthy return to each investor.

Our objective is to generate a minimum of 8% in cash-on-cash returns for our investors. This metric ensures a consistent stream of monthly or quarterly income throughout the property's hold period. We actively seek value-add investment opportunities that frequently yield even higher cash-on-cash returns for our investors.
8+% Cash-on-Cash Returns
We typically structure our hold periods for 5-7 years. This means your initial investment, along with profits from selling or refinancing an asset, is anticipated to be returned within that timeframe, offering notably quicker returns than traditional investment strategies.
5-7 Year Hold Periods
We aim to produce an Annual Average Return (AAR) of 14% or more on invested capital. This is a wholistic capture of an assets performance over the entire hold period. AAR is your cash distributions + profit from sale / refinance divided by years held.

Drawing from 16 years of experience in Naval Special Operations, Nate brings a disciplined and adaptable approach to syndication, thriving in challenging and dynamic environments. His military background has honed strategic thinking and problem-solving skills, positioning him to identify and execute lucrative and scalable opportunities in the multifamily market.
Residing in Freeport, FL, Nate is happily married to his wife Lindsey and is a devoted father to two daughters. His commitment to excellence and proven track record in both military and real estate make him a valuable asset in the world of multifamily investing.
